Amarr Weather Seal Replacement: The Galveston Owner’s Guide

Which Amarr Models This Applies To

Amarr has used three primary bottom seal profiles across their residential lines: the T-style channel common to Stratford and Lincoln collections, the bead-style retained seal found on many Oak Summit and Hillcrest doors, and the twin-contact bulb seal used on insulated models in the Heritage and Olympus series. The channel width matters: T-channels run 1/4 inch or 5/16 inch, and forcing the wrong profile tears the retainer or leaves gaps.

We see the most confusion with Amarr doors sold through big-box retailers between 2008 and 2016, when the company used a proprietary bulb diameter that sits between standard 3-inch and 4-inch aftermarket replacements. OEM Amarr seal is available, but we also carry a quality EPDM equivalent rated for 10 years that fits the same retainer and costs less. The right call depends on whether your retainer track is still straight. If it’s corroded, which we find often enough on Galveston Island, replacing both pieces together saves a second trip.

Check the sticker on the inside top edge of your door or the hinge side for the model series. If the sticker is gone, measure the retainer channel opening and the bulb diameter with the door open. Bring those two numbers when you call.

Signs Your Amarr Weather Seal Replacement Is Failing

• Water trails across the garage floor after rain. The seal has compressed or cracked, losing contact with the floor. On Galveston’s older concrete slabs, especially in the East End Historic District, settling makes this worse: the seal may be intact in the center but daylight shows at the edges.
• Visible daylight under the closed door. A healthy seal blocks light completely. If you can slide a business card through, air and moisture are already passing.
• The seal is hard, shiny, or crumbling at the edges. UV exposure and salt air oxidize rubber faster than inland climates. We’ve pulled seals from seawall-adjacent homes that were installed three years prior and had the texture of old tire sidewalls.
• Pest activity or debris blowing in. Mice need less gap than you’d think. A compressed seal that no longer springs back to shape creates an entry point that poison won’t fix.
• The door seems louder on closing. The seal acts as a cushion. When it’s gone, metal or wood hits concrete directly, and you hear the difference.

A thicker seal sometimes requires trimming the bottom panel slightly or adjusting the limit switches so the door closes fully without binding. DIY or Call Us?

An owner can safely inspect the seal and retainer with the door open. Look for cracks, flattening, or corrosion on the metal track. You can even pull a short section of old seal out to check the profile shape. What goes wrong with DIY is the door position: the seal must be installed with the door fully open and often partially disengaged from the opener, which puts the panels under spring tension. If the door slips during the work, the weight is substantial. We don’t recommend working beneath a raised door without proper bracing.

The other common mistake is buying a generic “universal” seal that doesn’t match the Amarr retainer profile, then discovering the gap after installation.
